24 new apartments are being built on Kelley’s Field Road in Hinesburg

According to Kathy Beyer, senior vice president of real estate development at Evernorth, 24 new senior housing units will be built in Hinesburg in January 2025, mostly one-bedroom apartments with rent including utilities of about $935 a month.

Evernorth is working with Cathedral Square Corporation to build the project, called Kelley’s Field II, which is expected to be completed by the end of the year. Beyer said Evernorth purchased the 6.5-acre property on Kelly’s Field Road in Hinesburg in 2015 from a private owner who had already built public housing for seniors there.

“We knew then that there could be enough land to build a second phase,” Beyer said. “It took us until 2023 to figure out how to do that. We started construction in May 2023.”

The new apartments are in a single building with an elevator to the second floor. While they are not public housing, they are subsidized by a federal low-income tax credit program, allowing Evernorth and Cathedral Square to keep rents below market.

The income requirements are based on the median income in Chittenden County of $42,494 for individuals and $89,494 for households of two or more people. Beyer said there are apartments that are designed for less than 50% of the median income, less than 60% of the median income and, in the case of some apartments, even 80% of the median income.

Progress

The project is making great progress, according to Beyer, but is experiencing a three- to four-month delay due to a supply chain issue affecting a key piece of equipment called switchgear, which controls and protects electrical power systems. Beyer said the plan is to complete the project by December and welcome tenants in January 2025.

Features

Since these are senior living homes, the apartments are fully barrier-free and have an elevator for people with reduced mobility. The building is cooled and heated with air heat pumps to take climate change into account.

Kelley’s Field II is centrally located in Hinesburg, within walking distance to Lantman’s Market, Kinney’s Drugs, numerous restaurants and Hinesburg City Hall.
