Dusit is partnering with King Square Development to manage an exclusive new hotel and luxury residence in Bangkok, scheduled to open in 2026.
Emirates, a major player in Thailand’s hotel and property development sector, has entered into a property management agreement with King Square Development Co., Ltd – a Bangkok real estate company established by Saha Group and Tokyu Corporation – and King Square Suites Co., Ltd. This collaboration includes the management of Dusit Suites Kingsquare, Bangkok, and KingsQuare Residence, a high-end hotel and luxury residential project scheduled to open in 2026.
Strategically located on Rama 3 Road, next to King’s College International School Bangkok – a British international school that began operations in September 2020 – Dusit Suites Kingsquare, Bangkok and KingsQuare Residence are integral parts of a new lifestyle hub that will include a shopping mall.
Dusit Suites Kingsquare, Bangkok, operates as both a hotel and a serviced apartment and offers 60 elegantly furnished hotel rooms and 49 spacious serviced suites, ranging from cozy twin rooms to spacious two-bedroom units.
Designed for maximum comfort and convenience for both short and long-term stays, each serviced suite will be equipped with homely amenities such as plush sofas, widescreen TVs and kitchenettes. The property will have extensive facilities such as a large swimming pool, a dedicated kids’ club, a well-lit co-working area and an all-day dining restaurant offering healthy and delicious meals. Other amenities include a meeting room and a private lounge suitable for both work and leisure purposes.
In addition to the hotel, Dusit will also manage the luxurious KingsQuare Residence through Dusit Hospitality Services, a subsidiary focused on leveraging Dusit’s extensive hospitality expertise to provide world-class facility services and management for luxury residential properties in Bangkok and elsewhere.
Reflecting King Square Development Co., Ltd.’s vision to foster a “community of goodness,” KingsQuare Residence is designed as an urban sanctuary for families and professionals. The 52-storey tower will house 222 carefully designed residences, ranging from spacious one-bedroom units (60-73 sqm) to lavish three-bedroom residences (169-296 sqm). For those seeking the pinnacle of luxury, the property will also offer penthouse and duplex penthouse options starting at 324 sqm.
Residents enjoy a range of communal facilities including a swimming pool with barbecue terrace, a communal kitchen with private dining area, a children’s playroom with adjacent lawn, a basketball court and private gathering rooms. On-demand Dusit services such as housekeeping, laundry and 24-hour concierge enhance the living experience.

Dusit Suites Kingsquare, Bangkok, will be the ninth Dusit-managed hotel in Bangkok and the second property in the city to combine a hotel and serviced suites, following Dusit Suites Hotel Ratchadamri, Bangkok.
Dusit, through Dusit Hospitality Services, is also responsible for the management of four luxury condominium developments in Bangkok: Sukhothai Residences, COCO Parc under Dusit Hospitality Services, MARQUE Sukhumvit and Muniq Laungsuan.
Globally, Dusit’s portfolio includes 301 properties in 18 countries, including 57 properties owned by Dusit Hotels and Resorts and 244 luxury villas owned by Elite Havens, Asia’s leading luxury villa rental company acquired by Dusit in 2018.
