Homes in Shasta County have recently sold for higher prices: Here’s how much

Recently released Realtor.com data for May shows that prospective buyers and sellers in Shasta County sold homes at prices above the previous month’s median sales price of $337,000.

The median home sold for $365,000, an analysis of Realtor.com data shows. That means May, the latest month for which figures are available, was worth 8.3 percent more than April.

Compared to May 2023, the median home sale price increased 1.3% to $365,000 from $360,250.

Realtor.com gets its sales data from property deeds, which results in a delay of several months in providing current data. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Looking at single-family homes only, the median sales price in Shasta County increased 7.1% in May from $339,000 the previous month ($363,000). Since May 2023, the single-family sales price has increased 0.8% from a median of $360,250.

A single-family home sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in May 2023.

The sales price of condos and townhomes increased 81.2% in May to a median of $489,250, up from $270,000 in April. Compared to May 2023, the sales price of condos and townhomes increased 47.4% from $332,000. No condos or townhomes sold for $1 million or more in May.

In May, the number of registered sales in Shasta County since May 2023 fell 9.8% from 214 to 193. All residential real estate sales totaled $75 million.

In California, median homes sold for $757,705 in May, up 1% from $750,183 in April. Statewide, 29,290 sales were recorded in May, down 3.7% from 30,409 sales recorded in May 2023.

The total value of registered residential real estate sales in California increased 19.8% from $36.8 billion in April to $44 billion in May this year.

Of all residential real estate sales in California, 34.46% of homes sold for at least $1 million in May, compared to 28.22% in May 2023.

Single-family home sales prices across California increased 1.6% from a median of $759,361 in April to $771,190 in May. Since May 2023, single-family home sales prices statewide have increased 11.8% from $689,848.

Statewide, the sales price for condos and townhomes decreased 2.4% from a median of $737,896 in April to $720,000 in May. The median sales price for condos and townhomes increased 5.8% from the median of $680,805 in May 2023.

The median home sale price used in this report represents the average price of all homes or apartments listed during the specified time period. The median provides a more accurate picture of market trends than the average sales price, which would divide the sum of all sales prices by the number of homes sold. The average can be skewed by a particularly low or high sale.
