A handful of single-family homes in the heart of LoHi could be replaced by a hotel.
Late last month, plans were submitted to the city for a 70-room, 28,000-square-foot hotel on the small triangular block bounded by Tejon, Erie and 17th Streets.
The entire site is 7,800 square feet and currently houses three single-family homes, each on its own lot. It is just steps from Hirshorn Park and Little Man Ice Cream.
The developer behind the proposed project, Paul Stann, declined to comment. Stann owns two of the three lots and purchased them in September 2023 for $1.5 million, or $313 per square foot. The lots previously traded separately in 2018 and 2019 for $695,000 and $720,000.
The remaining property is owned by Denver-based Atlas Financial Group.
The proposal calls for a four-story hotel with a bar and kitchen in the lobby. The basement of the building will have 18 parking spaces and enough space for 60 bicycles. There will be a number of suites spread across the floors. A conference room is planned for the third floor, while a gym will be built on the fourth floor.
Stann is a veteran Denver developer who built the Palace and Waterside Lofts in LoDo around the turn of the century, as the Colorado Real Estate Journal previously reported. He has also been involved in many other high-profile projects, such as the Hotel Teatro near Larimer Square and 16 Market Square next to the 16th Street Mall.
While Stann is trying to convert LoHi’s living rooms into hotel suites half a mile away, Kairoi Residential thinks the opposite. The San Antonio-based company filed plans with the city in April proposing to replace the Residence Inn at 2777 N. Zuni St. with a five-story, 465-unit apartment complex.
