LatAm hotel construction pipeline records stable growth until 2026

Latin America saw a positive growth curve in new hotel construction in the second quarter. According to a recent report by Lodging Econometrics (LE), new hotel openings are expected to remain stable until 2026.

This forecast growth is supported by the market’s growing construction pipeline, which currently totals 612 projects (97,597 rooms), representing an 11% increase in projects and 10% in rooms year-on-year.

At the end of the second quarter, the number of projects under construction increased by 11% year-on-year in projects and 15% in rooms to a total of 253 projects with 44,319 rooms across the region. In addition, the number of projects scheduled to start construction in the next 12 months was 187 projects/29,476 rooms, an increase of 18% in projects and 17% in rooms year-on-year, while the number of projects in the early planning stages increased by 3% year-on-year to a total of 172 projects/23,802 rooms.

The chain’s main size segments included the upscale segment with 133 projects/18,807 rooms, the upper upscale segment with 101 projects/20,234 rooms and the luxury segment with 96 projects/17,154 rooms.

Mexico had the highest number of projects in the pipeline at the end of the second quarter of 2024.

Renovation and reconstruction projects reached an all-time high of 186 projects/29,500 rooms, representing a 30% year-over-year increase in projects and an 11% increase in rooms.

  • Brazil: 93 projects/13,911 rooms
  • Dominican Republic: 51 projects/12,695 rooms
  • Colombia: 27 projects/3,671 rooms

Top cities with the largest pipelines:

  • Mexico City: 22 projects/2,467 rooms
  • Georgetown: 15 projects/2,089 rooms
  • Sao Paulo: 12 projects/2,559 rooms
  • Lima: 12 projects/1,914 rooms
  • Riviera Maya: 12 projects/1,421 rooms

New projects announced in the second quarter increased by 32% to 62 projects/8,740 rooms.

In the first six months of the year, a total of 40 new hotels (with a total of 8,730 rooms) were opened throughout the region. A further 60 new openings (with a total of 8,825 rooms) are planned for the rest of the year. A total of 100 new hotels with 17,555 rooms will be opened by the end of the year.

In 2025, there will be a steady increase in new openings. According to LE, 111 new projects with 18,816 rooms are planned to open. In 2026, the number of new openings will rise to 131 hotels with 18,293 rooms.
