New assisted living facility with 130 residential units planned on Langston Boulevard

An assisted living facility with up to 130 units could be built on Langston Blvd.

Kensington Senior Living — which operates senior living facilities in Falls Church, Reston and several other locations across the country — filed an application earlier this year to convert 4500 Langston Blvd into a seven-story residential building with 114 parking spaces in a parking garage.

Kensington first identified the site in 2018 but waited to submit plans until after the Langston Blvd plan was passed last November, development partner Michael Rafeedie told ARLnow.

“We have remained patient throughout the planning process and met with community and county members as we believe the location is perfect for our program,” he said.

Rafeedie noted that the plans are still “in the very early conceptual stages” and Kensington plans to complete additional studies before moving forward with the filing. The documents filed with the county do not include full renderings of the proposed building, but instead show massing models and rough outlines of possible floor plans.

Still, Rafeedie believes there is significant demand for such developments in Arlington.

“No new assisted living facility has been built in Arlington for decades, which has created increased demand that has not been met and leaves little opportunity for the aging population to access these services in Arlington,” he said.

“Some members of the community know and recognize the quality and success of our projects near Falls Church and Reston, which has resulted in a very positive response from the community here in Arlington,” Rafeedie added.

Kensington Falls Church has trained nurses on-site 24 hours a day, a doctor’s office, dementia care services, a cafeteria, life enrichment programs, health and mental health services, and a physical therapy, rehabilitation and fitness center.

“Our promise is, ‘We promise to love and care for your family as if they were our own,'” Rafeedie told ARLnow. “It’s been a long road so far, and we look forward to continuing to work with the community and county to fulfill our promise in Arlington.”

This is one of three development projects currently in the pipeline within Plan Langston Blvd.’s jurisdiction.

The site at 4500 Langston Blvd, across from the Lee Heights Shops, currently houses a one-story commercial building that houses the Langston Boulevard Alliance.
